At Astons Estates we provide a dedicated lettings service to tenants searching for property to rent in the Newport Pagnell and MIlton Keynes areas.

We provide a highly individual service to tenants aimed at matching them with the property that best suits their requirements, making the experience of finding and letting a home as straight forward as possible.


As part of your rental application process your letting agent will ask Home Let to carry out certain references. There are 3 parts to the process:

1. Credit Check

We check for bad credit IVA’s, Bankruptcy order and CCJ’s. If you have any adverse credit it is important that you declare this and make us aware of it.

2. Current Landlord Reference

We will contact the landlord or agent who you are renting from at the moment and obtain a reference from them.

3. Verification of Earnings

We need to verify that you can meet the rental obligations and to do this we will check what income you have at present.

Employed Applicants

We will take a reference from your current employers. It is important to give the name of your line manager or indicate that we need to contact the HR or Payroll department if this is the case. We can provide a letter of authority for you if necessary.

If you are employed by your own company please complete the Accountants Reference section of the application as well since we classify this as self-employment for referencing purposes.


We will need to obtain a reference from your accountant or have sight of the following:
Your last 2 year’s accounts
Your last two to three years’ worth of SA302’s / SA100’s / CIS Vouchers

We also request bank statements to support your application.

Unemployed / Student

Unemployed applicant’s and students always require a guarantor. We do recommend that you provide to your letting agent copies of any student loan paperwork which you have received.

Independent Means

If your income is in the form of independent means then we will require your last 6 month’s bank statements and may take a reference from your accountant if you have one. Independent means can include savings pensions and investments. Please submit to your agent or to us copies of documentation which you feel supports your application. This could include:
  • Savings statements
  • Premium bonds certificates
  • Investment statements
  • Bank statements
  • Accountant details


We will require either your annual pension statement or a reference from your pension provider. Please submit a copy of your most recent pension statement with your application.

Additional Income

If you have any additional income please make this clear when you apply. Additional income could include:
  • Tax credits – please provide a copy of this years tax credits statement to your agent
  • Savings – please provide bank statements
  • Additional job – please provide details of who we may contact for a reference or provide copies of 6 months payslips

Finding a property

The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. It is wise to start looking about a month before you wish to move as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months. We regret that we cannot assist DSS claimants.


Viewings will be arranged at times to suit you and you will always be accompanied by a member of staff who can give advice and answer any questions you may have.

Reserving the property

Once you have decided on a property you will need to reserve it by paying our agency & referencing fee. If the landlord declines to grant the tenancy it will be refunded. However the money will be forfeited if you decide not to proceed for any reason or if you fail the credit or referencing checks in your application.


Rents are normally quoted calendar monthly and payable monthly in advance. The tenant is usually also responsible for Council TaxWater RatesGasElectricityTelevision Services and Telephone/Internet costs. All rents are payable by bank standing order to our company bank account.


A security deposit will be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations and you will be informed of which protection scheme is utilised. The deposit is held to cover damage breakages and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

(Fee to check VISA’s for UK right to remain for all non-EEA passports up to 2 people)

Additional Fees:

Pets / Animals: Any pets should be declared and will be subject to landlord approval. Where any pet is agreed an additional deposit (normally £200 per animal) will need to be paid in additional to the normal deposit. A pet agreement agreeing to pay for any additional damage cleaning and or other hygiene treatment will need to be signed by the tenant(s).

Contract renewals fees: If contracts are to be renewed at the end of a tenancy period then a fee of £90 including vat will become payable.

RIGHT TO RENT: From 1st February 2016 all tenants will be asked to prove that they have the right to live and rent in the UK. For all British and EEA / EU passport holders we will need to see your original passport.
All non-EEA / EU passport holders will be asked to provide additional documentation and copies of VISA’s showing right to remain in the UK. The fee of £180 inclusive of vat for verification of VISA documents will apply to all non EEA/EU applications in addition to our standard fees.
Please note that any applicant who holds a limited time visa will need to have their VISA’s re-checked under UK law every renewal or 12 months (whichever the sooner)when the VISA check fee will apply again in addition to any standard renewal charges.

Other Charges: Charges for work carried out outside of our normal duties include an administration fee for:
A) Late payment charge of rent falling overdue at 3% above Bank Of England Base Rate
B) Providing access when a tenant locks themselves out (within office hours) £24 including vat
C) Failure to permit access for a pre-booked inspection £24 including vat
D) Arranging for repairs for dilapidation's at the end of the tenancy where a fee of 10% of the total cost of repairs (minimum £30) will be charged
